TERMS AND CONDITIONS OF BOOKING - PLEASE READ CAREFULLY


1. A non – refundable booking deposit of 20%  is required to book your accommodation. Confirmation will be issued to you upon receipt of deposit. The balance is due 6 weeks prior to arrival.  Directions and instructions regarding arrival at the property will be issued on receipt of balance of payment. Please call us on 0044 1242 262488 to arrange payment of your final balance. 


2. In event of cancellation the following charges will apply:
a) Booking deposit is non refundable
b) 6 to 4 weeks before date of arrival 50%  of the final balance.
c) 1 week or less before arrival 100% of the final balance.

SHORT TERM HOLIDAY HOME RENTAL AGREEMENT


The Renter Agrees to the following Terms & Conditions


1. Security Deposit & Electricity Charges: The Owner will reduce the security deposit refund: if there are breakages or damages to the property or contents; if any contents are missing; or if excessive cleanup is required. Renter will report any damages to the Agent as soon as they occur so that they can be resolved for the next guest. The property and its contents must be left clean and tidy at the end of the rental period (e.g. dishes washed, garbage bagged, used bed sheets and towels placed in bathtub). Electricity is metered and will be verified before and after stay to determine any excess charges.


2. Bed Linen & Towels: Bed linen and towels are supplied and have been freshly laundered for your stay. A basic amount of extra bed linen and towels is also provided. If you wish to do washing during your stay a washing machine and tumble dryer is available for use. Beach towels are not provided, and no towels provided are permitted for use outside the rental property.


3. Food & Drink: No food or drink is to be consumed outside of the kitchen (outdoors is permitted, but no littering of the grounds is tolerated). No food or drink is to be brought into the Games Room.


4. Amenities: Amenities are offered on the condition that they are used entirely at the Renter’s own risk. The Owner cannot accept responsibility for accidents, injuries, illness, death or loss or damage to users’ or visitors’ property or belongings, including motor vehicles, however caused.


5. Security: All doors must be locked when going out. If keys are lost the Renter will be charged €100 for the replacement of the locks and an additional fee of €50 will be charged for the call-out of the Agent in order to provide access to the property.


6. Supplies: The property is booked on a self-catering basis. Basic supplies are provided for the day of arrival (milk, tea, coffee, sugar, bread, butter, soap, toilet paper).


7. Smoking: Smoking is strictly prohibited in the house or games room. Smoking is permitted outside only but not next to an open door or window where smoke could enter the property. Cigarette butts must be disposed of safely, and must not be dropped outside. Any extra cleaning cleaning charges including, but not limited to, carpet, furniture, draperies or bedding needed because of smoking will result in automatic loss of your security deposit. In addition, if extra time is required to pick up butts on the property grounds, you will incur an additional fee of €50 charged to your credit card.


8. Pets: Dogs are allowed but must be supervised as the cottage is within a working sheep farm.

Please do dot allow dogs onto the furniture or beds. No cats.


9. Lost Property: The home owners are not responsible for any loss of valuables or property during your stay or left behind after departure.


10. Cleaning: The property is cleaned before and after each reservation. Please leave the property as clean as you found it. All furniture and items must be returned to their original location. Do not make beds that have been slept in. Place all used bed linen and towels in the bathtub before your departure. Excessive cleaning will be charged to your final bill at €25 per hour with a one-hour minimum. Excessive cleaning is considered anything beyond changing bed linens, laundering linens, dusting, vacuuming, cleaning the bathrooms and putting away clean dishes.


11. Occupancy: The number of persons stated on the reservation form must not be exceeded.


12. Repairs: Unfortunately we cannot guarantee the operation of all appliances and amenities. Please report inoperative equipment to your Agent. We will make eery effort to have repairs made as quickly as possible. These failures are beyond our control and no refund or rent reduction will be given.


13. Access to Property: The Owner or their supervisors may at all times visit the rental property to inspect the property or carry out any necessary repairs or maintenance.


14. Risks / Safety: Children are welcome, however, there are many conditions in and around the property which may pose a hazard to them as well as to adults. Safety is our utmost priority and we have gone to every effort to ensure that the property and grounds are as safe as possible, however, naturally occurring dangers including but not limited to the river, sharp cliffs, ponds and waterfalls are beyond our control. We urge all guests to read the Rental Manual provided as this contains important safety notices, and urge all guests to be vigilant of safety hazards. The Owner does not assume any liability or responsibility for any injuries or fatalities occurring during your stay. Children must be strictly supervised at all times both indoors and outdoors.


15. Credit Card: The Renter is required to provide their credit card number as a guarantee and for payment of extra charges such as Electricity. The Renter agrees to pay all fees associated with this rental, accepts all terms and conditions of this rental agreement and accepts liability for any damage beyond normal wear and tear during the term of their stay at the Property. Guests will be responsible for any unreported damages or theft. If the Renter fails to do so, they understand that these costs will be charged to their credit card. Any such charges will be notified to the Renter by the Owner before payment is charged.


16. Termination of Rental: The Owner reserves the right to refuse or discontinue tenancy if in his opinion the guest is detrimental to the property. Any violation of the above-mentioned policies will result in immediate eviction and loss of entire rental and deposit amounts.


17. Complaints & Disputes: Any complaints should be notified to the Agent representing the Owner immediately to give them the opportunity to rectify matters. Any dispute or difference of any kind whatsoever which arises or occurs between any of the parties hereto in relation to any thing or matter arising under, out of or in connection with this Agreement shall be referred to arbitration under the Arbitration Rules of the Chartered Institute of Arbitrators – Irish Branch.  Alternatively a claim may be pursued through the Small Claims Court. 


18. Contract: When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent by post or email.
